Stamp Duty Land Tax (SDLT) Holiday and Upcoming Rate Changes
The Stamp Duty Land Tax (SDLT) holiday will end on 31st March 2025, and from 1st April 2025, SDLT rates will increase.
Starting 1st April 2025, the standard residential property SDLT rates will be as follows:
Property Price (£) | SDLT Rate (%) |
---|---|
Up to £125,000 | 0% |
£125,001 to £250,000 | 2% |
£250,001 to £925,000 | 5% |
£925,001 to £1.5 million | 10% |
Above £1.5 million | 12% |
Example:
If you purchase a house for £500,000 in April 2025 and own only one property at completion, the SDLT payable will be calculated as follows:
- 0% on the first £125,000 = £0
- 2% on the next £125,000 = £2,500
- 5% on the final £250,000 = £12,500
Total SDLT = £15,000
